13 Point Criteria You Should Use to Select the Realtor

to List Your Home to Help Assure that You get the

Maximum Price in the Minimum Time

To help assure that you get the Maximum Price in the Minimum Time, you want to List with a Realtor that as a minimum does the following:

  1. Uses Internet Real Estate Websites to attract the 78% (and rising) of the buyers who shop for their future home without a Realtor. Uses,,,, LA, NY, Preview,,,, and more. I have personal accounts with named Websites and they are connected directly to my cell phone. When a Buyer inquires about my listing on a Website, I am contacted through my cell phone automatically. I am required to respond within 15 minutes or another agent from my office who knows the property will respond in my place.
  1. Advertises in the LA Times, Coldwell Banker Weekly View Magazine in LA Times , Daily Breeze, Beach Reporter, and Peninsula News with pictures taken to maximize the appeal of your home to attract buyers and out-of-area Realtors.
  1. Creates appealing professional flyers with pictures, which maximize the appeal and desirability of your home with a tantalizing description and facts. Gorgeous pictures will draw buyers to your home. I am great at advertising presentations.
  1. Injects these appealing pictures and descriptions on to the Multiple Listing Service IMMEDIATELY.
  1. Has a LEGAL background AND does an in depth review of the contracts and disclosures to make sure that any potential legal challenges are minimized. Hires a transactional secretary to confirm that all documentation is completed without flaw before Close of Escrow. California is a litigious State.
  1. Is willing to fight with great energy for your maximum outcome by doing the following:
    1. Holds an open house weekly to draw buyers to your home, advertising it in newspapers and on the Internet.
    2. Personally phones the buyers agents after buyers previews
    3. Cares enough about you to make sure you get the maximum price possible by “taking on” the lender’s appraisers, the buyer’s agent, attends the inspections with answers to questions regarding various malfunctions, etc. (Most Realtors do not prepare comps or meet personally with appraisers, speak directly with forthright questions to buyer’s agents or attends the inspections with the Buyers, as I do).
  1. Has real estate experience and a legal background to make sure that you do not end up with your house tied up in escrow by a prospective buyer for months and then does not buy because of one of the following:
    1. May never be able to sell their house which is a contingency of sale
    2. May never be able to qualify for the mortgage required
    3. May back out because of the local restrictions, which would prevent them from making construction changes, etc.

NOTE: Many realtors may not have a background to spot or question these details (or have the energy).

  1. Uses the largest company in the area with over 200 agents. I provide them all with specific detailed descriptions of your property and bring this army of agents together each Tuesday to view your home when it is listed.
  1. Is an agent with the largest real estate broker in the area who has more prospective buyers than any other real estate company.
  1. Helps you make your home more “saleable” by going over a Critical Evaluation of what you can do to make your home more desirable. These include curb appeal, the important kitchen review, lighting and other items, which can persuade prospective buyers to fall in love, picturing themselves and their furniture in your home.
  1. Follows the local and national real estate financial news to guide you regarding forth-coming events, which could affect your property and its potential sale and is able to make educated evaluations about future economic real estate forecasts.
  1. Keeps you informed each week of the good, the bad and the ugly so that you can make educated changes that maximize the outcome you are looking for in a swift, timely manner.
13. Personally works with you and all documentation without assistants to insure there are no mistakes or misunderstandings giving you experience, total loyalty, and peace of mind in the transaction.
